Marijuana Grow Ops

Grow operations and methamphetamine labs are a problem these days which we could all live without. Such operations are a fact of life and buyers of real estate need to be wary. These operations often involve alterations to the electrical systems in the home. The homes are rewired to support the use of high intensity lighting. Most of those alterations are dangerous, they have the potential for short circuits, shocks and are fire hazards. It usually requires a major electrical overhaul to restore the home to Electrical Code standards.

The other big problem grow ops create in a home is mold contamination. This can pose serious health risks. Apparently, the heavy use of the watering systems that are used in the grow op, promotes excessive humidity. The humidity creates the right environment for mold to grow. Mold contaminates the drywall and often permeates stud walls, subfloors, etc. To remedy this, a thorough environmental cleanup is required.

Marijuana cultivation also can involve the use of chemicals such as fungicides and insecticides, and even solvents. A further point of concern is how were the chemicals disposed of? If they were flushed down the toilets or dumped in drains it is possible the plumbing system was affected.

It is not unusual for walls and ceilings to be cut away. The growers do this so that the moisture they are creating vents away from their plants and into areas like the garage or attic. Mold in those garages and attics are almost inevitable.

You can imagine how expensive the task for a thorough cleanup is. To be considered safe to occupy such a home, a clean bill of health by an Environmental Engineering firm is highly recommended.

In your neighborhood keep your eyes open. Telltale signs are black plastic on windows, windows sealed and shut and condensation on windows. In winter, look for homes which don't have snow on the roofs when others in the neighborhood do. Listen for fans or generators. Be aware of vehicles coming and going at odd hours. Homes when the occupants are hardly ever there are also suspect.

Landlords need to be particularly cautious. Almost all grow ops are in rental houses. Beware of tenants who want to pay cash, or who want to rent the home on behalf of someone else. Checking on your rental property monthly is a good habit. If there has been a grow op in operation, the sooner it's caught, the better for your house.
