Ins and Outs of Open Houses

When I take a new listing, sellers often ask me not to hold open houses at their home. They voice a range of concerns. They perceive that their neighbours will attend just out of curiosity and that their privacy is therefore compromised. Sellers also often feel that idle lookers, not genuine buyers attend the open houses. Generally I think I agree with this. Often buyers who are saving up a down payment, or only contemplating moving to this area, or considering buying or selling in a few months or a year, come to our open houses. Its kind of a non-obligatory way of beginning their search, much like checking out the internet. But, I also feel that occasionally a sincere buyer is very pleased to open up the Sunday paper and see that a house they may well be genuinely interested in will be open for viewing that day. They leap at such an opportunity.
Sellers are also concerned about security of their belongings. It is just common sense that Sellers should lock away their valuables like cameras, jewellery and credit cards. Better yet, they should be put in a safe or safety deposit box for the duration of the listing. One must always consider the possibility of a dishonest person viewing their home. I'm proud to be able to say that I don't have any knowledge of such a security breach in homes for sale in our area. But to ere to the side of caution is the best rule.
Realtors can meet a fresh supply of prospective buyers by being out there meeting new people. Open houses are a possible way to do that. Even Realtors doing open houses in other homes, in other areas of town can result in new buying leads that may result in the sales of homes. This is an opportunity here for me so sing the praises of the Multiple Lisitng System. Even other Realtors from other real estate companies may hold an open house that promotes the sale of one of my listings. That other Realtor meets the new buyer at an open house and then sets up appointments to show all listings from all real estate companies that may suit the new buyer. Some Seller is going to benefit by that.
So, perhaps it's not the best way to get a home sold, but it is one more thing Realtors do that could possibly have a positive result.
